Q: How does Bien Company Property Management market my rental property?
A: We take professional looking photos of your rental property to make it appealing and drive interest. We input your rental properties into Appfolio and integrate with dozens of high-traffic rental website such as Facebook, Zillow, Hot pad, Trulia, apartment.com and more. Our rental signs are eye-catching with our information for applicants to call or apply at our website. We suggest that all the repairs are complete and ready before placing the property on the market. This will help drive interest in your property and expedite the move in date.
Q: How long does it take for my house to be rented out?
A: It depends on the time of the year. Summer time usually has sooner move in rates. To find a qualified tenant in the winter time usually takes a bit longer because of the holidays. But we always do our best to fill vacancies as soon as possible.
Q: Do I get notified once the tenant gives a 30 days notice to vacate?
A: Yes we provide the owner and the tenant a notice. Once a tenant gives us a 30 day notice to vacate we will send out an email from our system, including text message, to confirm and outline the vacate date and to provide a move out information checklist. This will help tenants to clean up after themselves to prevent the deduction of their deposit. On the day the property is vacant we will inspect it, and call you within one working day to outline the property condition and recommended repairs (if any) before placing back on the market to re-rent. Notifying you immediately, gives you the opportunity to see your property at any time or do the work if you prefer.
Q: Do I pay for the repairs or the tenant?
A: It all depends, once we do the move out inspection; if the tenant damaged the property and (excluding normal wear and tear) the tenant’s deposit will need to be deducted for the repairs.
Q: What if I want to do my own repairs or use my contractors?
A: If you want to do your own repairs or use your contractor, we encourage you to during the vacancy period. If the property is occupied, we prefer you use a contractor in order to give you peace of mind and avoid any miscommunication between the tenant and the owner. We are here to look out for you.
Q: Do you have an agent or contractor who deals with emergencies late at night?
A: Yes; we do. The agent that handles your rental is the one who deals with the emergency calls and gets someone out there as soon as possible.
Q: Who pays for utilities such water, sewer, garbage, recycling?
A: Normally, it’s the tenant.
Q: Should I maintain the yard or the tenant?
A: You can have the tenant maintain the yard and charge them less rent or if you want to have a piece of mind you can hire a yard company to maintain and charge a higher rent. It’s up to you.
Q: How is rent collection handled?
A: Tenant can pay rent on our website under their login, mail a check or drop it off to our office with the receptionist during business hours.
Q: How do I get paid from my rental? Direct deposit or mail check?
A: We pay you thru direct deposit every month by the 15th of every month.
Q: How long of a lease do you sign?
A: We normally sign a 12 months lease. However, we can also do a month to month as well.
Q: How much security deposit do you charge the tenant?
A: It can be the same as the rent amount or just a little higher than the rent.
Q: How soon can you start managing my property?
A: We would like to start managing your rental as soon all the repair work is done. However, we can work with you on the repairs.
Q: What type of properties do you manage?
A: Single Family home, 1-4 units and more. Please give us a call regarding more units.
Q: What type of reports do I get and how often?
A: We don’t send out monthly reports because we are a small company. However, you will recieve your own portal and login to see your reports 24hrs/7 days a week.
Q: Who holds the tenant security deposit?
A: We hold the tenant’s security deposit in our trust account. We will return all the security deposit to the tenant if there are no damage repair deductions.
Q: If the tenant doesn’t pay his/her rent? What’s the next step?
A: The next step is to send our file to the eviction attorney. Although, we do our best to find you a good tenant; things happen out of our control and we will do our best to expedite the necessary evictions.
Q: Who pays for the eviction process and all costs?
A: The Owner(s) is the one who pays for all the cost associated with the eviction process. We will help coordinate and send the file to the attorney to start the process and show up in court on your behalf.
